Adelante Capital Management’s domestic real estate investment strategies are designed for those investors who recognize the diversification benefits of real estate in their overall investment portfolios and who desire exposure to the strength of the U.S. commercial real estate market. Adelante has designed several investment strategies utilizing domestic REIT and real estate securities to meet the varied needs and objectives of both our institutional and individual clients.
Total Return Strategy
The firm’s flagship strategy dating to 1995 and accounting for more than 60% of the firm’s assets under management is a concentrated strategy typically consisting of 25-35 real estate securities. The objective of the Total Return Strategy is high current dividend income and long term capital growth by investing in a concentrated portfolio of companies which are undervalued in the publically-traded real estate securities markets relative to their underlying real estate values.
Core Plus Strategy
The Core Plus Strategy is Adelante’s most diversified real estate investment strategy typically consisting of 35-60 REIT and real estate securities. The objective of this strategy is high current returns and long-term capital growth. Adelante’s Portfolio Management Committee utilizes proprietary fundamental analysis to construct and manage a diversified real estate investment portfolio. The Core Plus Strategy is currently offered only in the Unified Managed Account (“UMA”) market.
Select Equity Strategy
Adelante’s Select Equity Strategy is our most concentrated portfolio and typically consists of 15-25 real estate securities. The objective of this strategy is long term capital growth by investing in a concentrated portfolio of companies with commercial real estate assets which are undervalued in the publically-traded real estate securities markets relative to their underlying real estate values. Investors can access these Adelante Capital Management strategies through a variety of different financial vehicles.
